F&M Construction and Remodeling successfully completed the construction and interior build-out for Social Tea in Capitol Hill, delivering a fully functional and modern commercial space. The project involved comprehensive site preparation, permitting, and structural modifications to meet all required codes. The objective was to create a high-quality, efficient, and inviting tea shop that aligns with the brand’s aesthetic and operational requirements.

Execution

Site Preparation & Structural Work: Managed all aspects of site preparation, securing necessary permits, and making structural modifications to ensure compliance with building codes.

Systems Installation: Installed key systems, including plumbing for water and sewer connections, electrical outlets, and HVAC for climate control.

Interior Build-Out: Implemented custom metal framing, drywall, insulation, and premium finishes such as polished concrete, porcelain tile, and solid wood panels.

Kitchen & Equipment Installation: Outfitted the kitchen with high-end equipment, including sinks, refrigeration units, prep tables, and an induction burner, ensuring compliance with health and safety standards.

ADA Compliance & Fixtures: Integrated ADA-compliant fixtures, mirrors, and custom cabinetry to meet accessibility and operational needs.

Final Touches & Completion: Installed doors, completed painting, set up furniture, and performed a thorough cleaning to prepare the space for opening.
